Performance standards
- Construction
The construction is monolithic and of reinforced concrete. New additional construction and structural elements (reinforced concrete, antiseismic frames) are provided along the perimeter and the interior of the building, securing the building in accordance with the current antiseismic standards and regulations. Additional structural strengthening of the foundation is also envisaged, which is consistent with the additional load.

Facade – solid part
- Thermal facade system Baumit Granopor Top. Plaster – mineral, pigmented. In accordance with an architectural design;
- Brick walls of Wienerberger ceramic blocks 25 cm.
- Thermal insulation: Expanded polystyrene foam EPS with 10 – 13 cm thickness and density of about 15 kg/m3. The thermal insulationplates areplaced on the brick wall with cementitious adhesive;
Facade – window frames
- PVC window frames – PVC profiles 70 mm, Trocal system 70-NEW – Germany, five-chamber. Colored outside foiling and external euro mounting are envisaged (system of steam insulation and waterproofing along the perimeter of the window frame). Low-emissivity double-glazed unit. In accordance with the exposure of the window and in order to improve energy efficiency during the summer, the outer pane can be high-energy (Energy-glass).
- Aluminium joinery (commercial areas, ground floor) –ЕТЕМ system, Е-45. Low-emissivity double-glazed unit, triplex. Low-emissivity К-glass.
- Railings

- Heating system
Hot water for heating and domestic use is provided through central heating. There is a designated substation in the building. The heating in the residential units and the commercial areas is provided through heating units (power according to a HVAC project) – aluminum radiators for wall-mounting, wall gear-swing frame for sanitary units,as well as individual heat flow meters for each unit. The Investor provides an opportunity to mount the described equipment, i.e.the delivery and installation of the heating units and the heat flow meters is not executed by the Investor. Piping is constructed next to the heating units– horizontal grid (polyethylene with aluminum insert, placed in corrugated flexible tubing in the mortar), as well as vertical standpipes. Collector panels with brake and control valves are also supplied and mounted.
- Ventilation installation
General ventilation of residential units
- Forced ventilation in the sanitary units – bathrooms and toilets. The ventilation is provided with axial fans connected to the common vertical standpipes leading to the roof (flow according to a HVAC project)
Ventilation for the commercial areas (shops, fitness and hypermarket)
- It is envisaged trough an air-handling station with heat recovery of discharged air with recuperative flow heat exchanger (flow and power according to a HVAC project). The Investor provides the opportunity to mount the described equipment, but does not perform delivery and installation. Piping and vertical standpipes are provided, which are necessary for the equipment; peripheral equipment (air ducts, duct fans, ceiling air diffusers, fire prevention valves, fixed jalousie louvers, etc.)
Ventilation for fast food establishment
It is envisaged trough an air-handling station with heat recovery of discharged air with recuperative flow heat exchanger (flow and power according to a HVAC project). The Investor provides the opportunity to mount the described equipment, but does not perform delivery and installation. Piping and vertical standpipes are provided, which are necessary for the equipment; peripheral equipment (air ducts, duct fans, ceiling air diffusers, fire prevention valves, fixed jalousie louvers, etc.). Delivery and mounting of the envisaged forced ventilation equipment is performed – kitchen ventilation hood; air heaters, stoves; duct fans, filters.
Ventilation for basements
- Provided natural ventilation with wall transfer and ventilation grills.
Ventilation for garages
- Provided forced ventilation installation, in accordance with a HVAC project.Set with ventilation box, wall ventilation grilles, vertical and horizontal conduits of sheet metal air ducts.
- Air conditioning
Apartments
- Air conditioners for high wall mounting, split or multi-split system are provided according to a project (according to a project and depending on the size of the apartment), with parameters (including cooling capacity). The Investor provides only the opportunity of mounting of the air conditioners, i.e.they are mounted by the Customer. The Investor provides pipe routes for freon (copper pipes with a diameter according to a project, for high and low pressure, with thermal insulation) and power between the indoor and outdoor unit of the air conditioner.
Commercial areas – hypermarket; fitness; food establishment
- Inverter heat pump outdoor unit, part of VRFsystem or inverter heat pump outdoor unit, part of multi-split system (flow and power in accordance with a HVAC project). The Investor provides only the opportunity of mounting of the air conditioners, i.e.they are mounted by the Customer. The Investor provides pipe routes for freon (copper pipes with a diameter according to a project, for high and low pressure, with thermal insulation) and power between the indoor and outdoor unit of the air conditioner.
- Water supply and sewerage installation
Water supply installation
- The main water supply installation in the basement is implemented with metal galvanized pipes with insulation. The horizontal and the vertical water supply networks in the building and above the ground level are implemented with insulated pipes made of polypropylene with high density and the relevant fittings.
The legally required number of fire cartridgesis placed in the garage.
Metering of consumed water –by local water meters mounted on the vertical standpipes in accordance with a project and through a central water meter for the block mounted on the building water supply diversion.
The installation isimplemented“up to the plug”, i.e.laid horizontal distribution network with outlets on the wall, ready for subsequent mounting of equipment by the Customer. The outlets are closed with temporary plugs.
Sewage installation
- The sewerage installation of the building is divided into domestic wastewater and stormwater. The internal sewerage system for domestic wastewater consists of a vertical portion receiving the water from the relevant equipment and utensils, and horizontal portion in the basement, which discharge them in the municipal sewerage network.
The sewerage networks are implemented through thick walled PVC tubes and the relevant fittings.
Linear water intake drains are envisaged for draining of the basement. The water from these drains isdischarged“dug” in the flooring in the basement.
Linear drains located on the ground level are used for drainage of the vertical planning areas, the ground level and the surrounding space.
Floor siphons and linear drains located on the ground level are envisaged for drainage of the outdoor terraces and balconies in the building.
The installation isimplemented“up to the plug”, i.e.laid horizontal distribution network with outlets on the wall and the floor, ready for subsequent mounting of equipment by the Customer. The outlets are closed with temporary plugs
- Low voltage installation
The following low voltage installations are provided in the building:
- Intercom doorbell system;
- Structural cabling (computer and telephone network);
- TVinstallation (cableTV);
The building distributor is located in the technical room on the ground floor. The vertical low voltage lines are implemented on cable ladders in the vertical shaft intended for low voltage installations. All cables laid horizontally are pulled into pipes.
Low voltage distribution panels are provided on each floor and supply the apartments distribution panels. Each apartment is provided with socket for Internet, telephone and television. TV sockets are provided in the bedrooms too.
Intercom doorbell system is provided for all apartments. Intercom panel is installed at the entrance of the building. Each apartment has intercom and doorbell.
- High voltage system
- High voltage electrical installation – includes power meters and switchboards, lighting and power installations, grounding system and protection against damage from an electrical current upon indirect contact, lightning protection installation and protection against atmospheric and switching overvoltage.
TN-S wiring scheme of the electrical installation is used in the building. The electrical installations are three-wire and five-wire. The sections of the supply lines are determined by the circuitsload. All types of cables are sized in accordance with the acceptable heat and with the voltage drop pursuant to the statutory regulatins.
The lighting, contact and power installations are implemented in corrugated PVC pipes in concrete slabs laid in advance, wheels and partition walls or openly above suspended ceilings (where applicable). The lighting installation is intended as hidden completion with PVV-MB1wires. The contact and power installations are intended for hidden completion with CBT and CABT cables.
Switches and sockets –all sockets that are delivered are of Schuko type,16A/220V, with grounding terminal.
Overcurrent protection with actuation current of 30mA are provided for all contact outlets, to which mobile consumers will be plugged in, as well as washing machines and dishwashers. They are protected by circuit breakers with individual or group overcurrent protection from leakage currents.
Waterproof lighting fixtures of the plafond type with a minimum degree of protection IP44 are mounted on the terraces.
The electrical supply to all consumers in the apartments is implemented through the respective distribution boards, of the apartment type, for flush mounting, with the required number of modules with width 18mm in accordance with the project. The apartments, the service and commercial units and the common areas are supplied respectively with single-phase or three-phase power supply, according to a project,Electrical part.
- Fire alarm installation
- In accordance with the Fire alarm project and the current statutory requirements a fire alarm system is envisaged for the building in the underground parking, as well as in the hypermarket. The fire alarm system is designed with an addressable panel Fire Alarm Station 1 for the underground garage and the common areas of the floors and a conventional panel Fire Alarm Station 2 for the hypermarket. The main electric power supply of the station is carried out with a power cable 3x2.5mm² of RTon. The connection between the station and the sensors is implemented with a JE-H (St) H type cable, E30 in PVC pipes. Ø16 on brackets for the ceiling. Fire Alarm Station 1 is installed in the security room on the ground floor. Addressable heat detectors, manual call points, sirens and the necessary addressable signaling devices in case of fire, interlock and control of external electrical devices are included to the periphery of the Fire Alarm Station 1. Conventional point detectors, manual call points and sirens are included to the periphery of the Fire Alarm Station 2.
- Video surveillance
- Video surveillance system is envisaged for the building. The video surveillance system covers all entry and exit areas of the residential part of the building and the entire underground parking. Color IP cameras with high resolution for indoor and outdoor mounting are included in the project.
The cameras are powered by communication cabinet located in the technical room on the ground floor.
All tracks are laid in cable trays or are pulled in PVC mounted with clamps to the ceiling. The installations in the walls are implemented in plaster in corrugated pipes.
- Thermal insulation and energy efficiency
- The concept of the building complies with the criteria for energy efficiency regarding the heating and the cooling. The main facade elements that contribute to the good thermal insulation of the facade are: brickwork, facade thermal insulation and facade joinery.
- The facade brickwork is implemented with high-quality product of the Wienerberger Company – ceramic blocks Porotherm 25. The brick has excellent thermal insulation properties and the brickwork is 25 cm thick. Facade thermal insulation is also envisaged – thermal system consisting of 10 cm. expanded polystyrene foam (EPS/Styrofoam), ground coat, mineral plaster and paint.
- The facade joinery is implemented with high-quality products of reputable and proven manufacturers from Germany and Greece. The excellent thermal insulation characteristics are determined by the following elements – profile and glazing. The selected profile of joinery is 5-chamber, PVC, Class A, manufactured in Germany, with excellent thermal insulation properties. The profile is being protected from weather and solar radiation by outdoor mounting of additional aluminum cap. The glazing has a minimum thickness of 40 mm, filled with argon gas. Special coatings and glass (low-emission and energy) are also applied, which contributes to further increase of the energy efficiency of the building. The complex heat transfer coefficient of the joinery is very low and is comparable to that of passive buildings.
